Terms of use
These terms apply when you use SpotIt: the website (spot-it.uk), the web app (app.spot-it.uk) and the SpotIt iPhone app. SpotIt is run by Richard Andrews, a sole trader based in the UK ("we", "us"). By creating an account or using SpotIt, you agree to these terms. Please read them alongside our privacy policy.
What SpotIt is, and what it isn't
SpotIt uses AI to look at photos of problems in your home and give you a plain-English view of what the problem probably is, how serious it might be, and what to do next. It's a helpful starting point, like asking a knowledgeable neighbour.
It is not a professional survey, inspection or structural assessment, and it is not legal advice. The AI can only see what's in your photo, and it can be wrong: it may miss a problem, misjudge how serious something is, or describe something inaccurately. Don't rely on SpotIt alone for decisions about safety, buying or selling a property, insurance, or legal action. For anything serious, or if you're unsure, get a qualified professional (such as a surveyor, structural engineer, electrician, gas engineer or solicitor) to look in person.
If something looks dangerous (for example a gas smell, exposed wiring, a large or fast-growing crack, or a sagging ceiling), don't wait for SpotIt: keep away from it and contact the relevant emergency service or a qualified professional straight away.
The renters' rights information and draft complaint letters are general guidance, not legal advice. Check and personalise any letter before you send it, and get advice from a solicitor, Citizens Advice or Shelter for your own situation.
Your account
- You must be 18 or over to use SpotIt.
- Give accurate details when you register, and keep your password to yourself. You're responsible for what happens under your account.
- You can delete your account at any time from your account settings in the web app or the iPhone app. See the privacy policy for what happens to your data.
Using SpotIt fairly
Please don't:
- upload photos you don't have the right to use, or photos of people, or anything offensive or illegal
- upload photos of other people's property without their permission
- try to break, overload, copy or reverse-engineer SpotIt, or access it in automated ways
- use SpotIt to mislead anyone, for example by presenting an assessment as a professional survey
We may suspend or close accounts that break these terms.
Your content
Your photos, notes and questions stay yours. You give us permission to store and process them, including sending them to our AI provider, only so we can provide SpotIt to you, as described in the privacy policy. The assessments, letters and answers we give you are yours to use for your own purposes, such as sending to your landlord or a tradesperson.
The service
SpotIt is currently free. We work hard to keep it running and accurate, but we can't promise it will always be available or error-free, and we may change, add or remove features. If we ever introduce paid features, we'll tell you first and you won't be charged without agreeing.
Our responsibility to you
Because SpotIt gives general information and isn't a substitute for a professional inspection, we're not responsible for losses that come from relying on an assessment, such as repair costs, damage, or the outcome of a dispute with a landlord or insurer. We're not responsible for losses we couldn't reasonably have foreseen.
Nothing in these terms limits our liability where it would be unlawful to do so, including for death or personal injury caused by our negligence, for fraud, or your rights as a consumer under UK law.
Changes to these terms
We may update these terms from time to time. We'll change the date at the top of this page, and if a change is significant we'll let you know by email or in the app. If you keep using SpotIt after a change, the new terms apply.
The law that applies
These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring proceedings in your local courts.
